Clintonville Market Reports Disagree on May Sales Pace
One broker report said Clintonville homes sold in 10 days, while a broader Redfin measure showed 30 days. Geography and time windows explain much of the gap.

Two May 2026 reports gave sharply different pictures of Clintonville’s sales pace: a broker snapshot reported a 10-day median, while Redfin’s broader three-month measure showed 30 days. The difference reflects incompatible boundaries and time windows, so neither number should be presented without its method.
The original claim used a narrow snapshot
A local broker’s May report grouped Clintonville and Beechwold transactions and reported a $415,000 median sale price, 65 sales and a 10-day median marketing time. It compared those figures with the same month a year earlier.
That source is useful as a defined snapshot, but it is secondary promotional material and its public page does not provide a downloadable transaction file. CREN could not reproduce the calculation property by property.
A broader source gives different results
Redfin’s Clintonville market page uses a rolling three-month period ending in May. It reported a $436,053 median sale price, up 0.2% year over year, with 121 May sales and 30 average days on market compared with 32 days a year earlier.
The 10-day and 30-day figures are not necessarily errors. One is a monthly median for a broker-defined Clintonville and Beechwold area; the other is a three-month average for Redfin’s mapped neighborhood. Median and average also respond differently to unusually fast or slow sales.
The annual baseline adds context
The Columbus REALTORS 2025 annual report groups Beechwold and Clintonville using ZIP codes 43214 and 43202. It counted 487 closed sales in 2025, nearly unchanged from 485 in 2024.
That stable full-year count does not prove that May 2026 was weak or strong. It shows why a one-month jump should be checked against a longer series before it is called a trend.
What readers can conclude
All three sources support that homes continued to trade actively in the area. They do not support a blanket instruction to rush, nor do they establish that every segment cooled because one median price fell.
The next reliable checkpoint is a same-boundary, same-method comparison across several months. CREN will treat neighborhood market claims as provisional unless the underlying geography, statistic and observation period are disclosed.
