Columbus Polaris: Permits Filed for Third Central Ohio Trader Joe's
Columbus’s first new Trader Joe’s in 20-plus years is planned for 2109 Ikea Way in Polaris, with permits for a 12,500-square-foot store under city review.
Columbus is set to receive its third Central Ohio Trader Joe's, with interior fit-out permits filed in July 2026 for a 12,500-square-foot store at 2109 Ikea Way in the Polaris corridor. A plumbing permit was issued July 21, and an interior build-out application remains under city review.
What the City Filings Show
Plans filed with the City of Columbus on July 8, 2026 detail a full interior build-out of a newly constructed retail building at 2109 Ikea Way into Trader Joe's #889 — the company's internal store identifier — including new fixtures, millwork, flooring, and lighting, according to Columbus Underground, which reviewed the permit filings. A plumbing permit was issued July 21, and a separate interior fit-out application was under city review as of late July 2026.
The shell building that will house the store was permitted separately in April 2026 and remains under construction. The site at 2109 Ikea Way is currently undeveloped.
The developer of the shell building is NP Limited Partnership, the firm behind Galaxy at Polaris — the mixed-use development at the intersection that includes apartments and a Puttshack — and much of the corridor's broader development since the late 1990s and early 2000s, according to Columbus Underground's review of city permit records. The Trader Joe's buildout application lists the parent as NP Limited Partnership, not a Trader Joe's subsidiary, consistent with a standard landlord-build-and-lease structure.
Twenty-Two Years Without a New Central Ohio Store
Trader Joe's opened its first Central Ohio store on Sawmill Road in Dublin in 2002, and a second near Easton Town Center in 2004. No new location has followed in the more than two decades since.
The pause is ending as part of a broad national expansion wave. Trader Joe's has been expanding into new markets across the country, and Central Ohio is among the areas receiving new supply. A company spokesperson confirmed to NBC4 WCMH-TV that the company "is planning a new store in Columbus," but declined to provide a specific address or projected opening timeline. Trader Joe's typically does not announce new stores until shortly before opening.
The Polaris Site
The 2109 Ikea Way location sits in the Polaris growth corridor near Delaware County's border, directly across the street from TopGolf Columbus and Galaxy at Polaris, according to NBC4 WCMH-TV. The planned building measures 12,500 square feet with 132 parking spaces.
The Polaris corridor has served as one of Central Ohio's primary retail destinations since the late 1990s and straddles the Columbus and Delaware County boundary. This site sits within the Worthington City School District, which extends north into Delaware County along the U.S. 23 corridor.
NP Limited Partnership's dual role — as both the developer of the Trader Joe's shell building and the firm that developed Galaxy at Polaris and much of the surrounding retail footprint — suggests the company is filling a gap in its tenant mix at the intersection rather than bringing in an outside developer.
What a New Grocery Anchor Means for the Corridor
A Trader Joe's is typically a neighborhood-format grocery store, smaller than a full-scale supermarket. The format draws frequent, dedicated shoppers and generates consistent midday traffic that differs from the big-box anchor stores that anchor most of the Polaris corridor's retail base.
For operators and investors tracking the corridor, a Trader Joe's commit signals that the trade area's demographics — household income, density, and purchasing patterns — clear the chain's site-selection threshold. Trader Joe's is known for deliberate market entry and does not open stores to experiment; the permit filing represents a durable location decision.
The surrounding Polaris market has continued to add apartment supply in recent years, bringing more rental households into the corridor's immediate trade area. The NRP Group's 336-unit OSU East community at 2575 West Dublin Granville Road, which broke ground in August 2026 about one mile west of the Ikea Way site, is among the most recent additions to that pipeline, as CREN previously reported.
What Remains Unconfirmed
Trader Joe's has not announced a construction start date or opening timeline. Interior fit-out work on a store of this size typically runs several months after shell delivery, but that schedule depends on when shell construction completes and when the city issues a building permit for the interior buildout. As of late July, the interior fit-out application remained under review; no interior building permit had been issued.
The company has not released lease terms, rent per square foot, or whether it owns or leases the finished building. NP Limited Partnership has not issued a public statement about the project.
What to Watch Next
The next public milestone is issuance of a building permit for the interior fit-out. City of Columbus Building and Zoning Services permit records are publicly searchable through the city's online permit portal. An issued permit would signal active interior work is authorized and provide a practical lower bound on the opening timeline. No opening date has been confirmed.
