NRP Group Breaks Ground on 336-Unit OSU East Apartments in Columbus

The NRP Group broke ground this week on OSU East, a 336-unit apartment community on 27.5 acres in northwest Columbus, near the Ohio State University Airport. The project, NRP's first market-rate community in the city, will add 336 rental units and 138 for-sale townhomes built by M/I Homes.
What's Being Built
OSU East will include 336 rental units across 11 three-story residential buildings on a 27.5-acre site at 2575 West Dublin-Granville Road. The unit mix breaks down to 144 one-bedroom apartments, 156 two-bedroom apartments, and 36 three-bedroom apartments, according to RE Journals. M/I Homes of Central Ohio LLC will build 138 for-sale townhomes on the same site, adding a second housing type to the project. Planned amenities include a clubhouse with a full kitchen, a fitness center, a resort-style pool, volleyball and bocce courts, and a package delivery room, according to Rebusiness Online.
Who's Behind It
The NRP Group is the developer behind OSU East, marking the company's first market-rate apartment community in Columbus, according to RE Journals and Rebusiness Online. PNC Bank is providing construction financing, and the Carlyle Group is the equity partner on the deal, according to Rebusiness Online. "This project represents an exciting milestone for our team and is the first of many opportunities we hope to pursue in Columbus," said Mike Zelenkofske, NRP Group's executive vice president of development, according to RE Journals.
Why Northwest Columbus
The site sits near the Ohio State University Airport, also known as Don Scott Field, and offers access to State Route 315 and Interstate 270. An 11-foot-wide bike path will run along the project's frontage as part of a coordination with the City of Columbus, according to RE Journals. The property falls within Worthington School District boundaries and sits close to the Bridge Park mixed-use district in neighboring Dublin, according to Rebusiness Online.

Major employers within a short drive include Ohio State University, Cardinal Health, OhioHealth, JPMorgan, Nationwide Insurance, and Nationwide Children's Hospital, according to RE Journals. City records show a rezoning case, Z24-052, and Columbus City Council ordinances 0276-2026 and 0277-2026, tied to the 2575 West Dublin-Granville Road address, according to the City of Columbus Legistar system. NRP Group has not announced a delivery date for OSU East.
