Dublin Green Light: 20 Million-Dollar Homes Coming to Bright Road Reserve

A quiet 14-acre wooded reserve in Dublin is set to become one of the priciest new neighborhoods in central Ohio. The project is called Bright Road Reserve. It calls for 20 single-family homes. Each home will carry a price tag of $1.5 million to $2 million.

The site sits north of Bright Road, near Grande Cliffs Estates and Hopewell Elementary School. The applicant is Bill Adams, working with the architecture firm MKSK. Corinthian Fine Homes is the designated builder. Dublin's planning and zoning commission first recommended rezoning the land from "Restricted Suburban Residential" to a "Planned Unit Development" district. The plan then moved through the city's review steps, as first reported by NBC4. The plan is now in its final development stage, and a 2026 amended final development plan is on file with the city, per City of Dublin planning records.

The design keeps a lot of the woods. The plan aims to conserve about 5.6 acres of greenspace. It adds walking paths through the trees. Those paths would be open to residents and to neighbors nearby. The neighborhood would not be gated.

What does this mean for you? If you are a buyer, this is a signal. Builders keep betting on Dublin's very top price tier. That tier is small but strong. Twenty homes at $1.5 million or more will not flood the market. Instead, they set a new high anchor for what a luxury address in Dublin costs. When new homes sell at $2 million, nearby resale homes often get pulled up in value too.

If you own a high-end home in Dublin, this is good news for your equity. New luxury supply tends to raise the ceiling for the whole area. Top Dublin schools, the Scioto River corridor, and the Bridge Street District already draw wealthy buyers. A new build in this range gives you fresh comparable sales to point to. If you are thinking about selling near the top of the market, you can list your home while demand at this level stays firm.

If you are a renter or a first-time buyer, the story is different. This project does nothing to add affordable supply. Dublin's entry price keeps climbing. Land that could hold many modest homes is instead holding 20 large ones. That is the trade-off in a built-out suburb. Space is scarce, so what gets built tends to be expensive.

There is also a preservation angle. Some neighbors worry when a wooded reserve gets developed. The plan tries to answer that by keeping over five acres green and adding public trails. Watch how the final tree and drainage rules land. Those details decide how much of the woods really survive.

What to watch next. First, watch for the final plat and any construction start dates. Second, watch the first listing prices when homes hit the market. If they open above $2 million, that tells you demand is even hotter than planned. Third, watch nearby resale values in the following year. That is where you will see the ripple effect.

The takeaway is simple. Dublin's luxury tier is not slowing down. If you own near the top, your timing looks good. If you are trying to buy into Dublin on a budget, projects like this are a reminder to act early and look at older homes, because new construction here is aimed at the very high end.
