Stark Enterprises to Break Ground on Build-to-Rent Community in Canal Winchester

A large rental community is coming to Canal Winchester. The developer is Stark Enterprises. The project is called Lock Pointe Village. It sits on the east side of Hill Road near Greengate Boulevard, on a parcel of about 25.87 acres. This was first reported by NBC4.

Here is what got built into the plan. The council-reviewed proposal called for 122 apartments across ranch-style and townhouse-style units. Marketing materials describe about 120 build-to-rent homes spread across 37 buildings. The community will include a clubhouse, a pool, a fitness center, a sport court, and a dog park. These are homes you rent, not condos you buy, but they feel more like houses than a typical apartment block.

Here is where it stands. Canal Winchester City Council voted on May 5 to advance the rezoning and preliminary development plan. The land is being set up as a new planned residential district. Council attached conditions on design details like roof pitch and front porches. Some neighbors raised concerns during the process. Stark plans to break ground in spring 2026. Lease-up is expected to begin in early 2027, with the first homes delivering that spring. The construction arm, Arbor Construction, will do the building, as reported by REBusinessOnline.

Why does this matter to you? Build-to-rent is one of the fastest-growing parts of the housing market. It gives renters the feel of a single-family home without the down payment. That appeals to young families and to people who want a yard but are not ready to buy. For Canal Winchester, it adds housing without carving up land into for-sale lots.

Rents at similar projects in the area have been floated in the $1,600 to $2,100 range per month. That is not cheap. It puts these homes squarely in the middle of the market, not the affordable end. So this project answers a different need than the affordable push happening in Grove City and the Hilltop.

Here is what to watch. Watch the final unit count and design once construction starts, since the 120 and 122 figures differ across sources. Watch how the added rooftops affect nearby roads and schools. And watch how fast lease-up goes in 2027, which will tell you how strong renter demand is on the far southeast side.

Here is your takeaway. Canal Winchester is adding a big chunk of middle-market rental housing. For renters, that means more choices with home-like features. For owners of nearby land, this is a sign that suburban demand keeps pushing outward. If you own a rental property and want to understand how this new supply changes your position, you can review options to sell your investment property with the full picture in mind.
