Westerville stayed a red-hot seller's market this spring. In May 2026, the median sale price of a Westerville home hit $532,500. That is up about 23.8% from the same month a year earlier. Homes went under contract in just nine days on average. That is a full quarter faster than the year before. These numbers come from a local market report by Julie & Company of Howard Hanna, as detailed in the Search Columbus Homes report.

Inventory was tiny. Westerville had just 0.9 months of supply. A balanced market usually needs about five to six months. Homes also sold for 101.3% of their original list price. In plain terms, the typical seller got more than the asking price. Closed sales rose 6.4% from a year earlier, so buyers were active too.

But here is the wrinkle you need to know. Different tools tell different stories about Westerville. Zillow's home value index puts the typical Westerville home near $411,803, up a gentle 1.7% over the year, per Zillow. Redfin's snapshot from earlier in 2026 showed a January median of about $402,000, down 10.7% year over year, and homes sitting longer, per Redfin.

Why such a big gap? Each source measures a different thing. The monthly median sale price, like the $532,500 figure, only reflects the homes that actually closed that month. If more big or luxury homes sell in May, the median jumps, even if the typical home did not gain that much value. Zillow's index tries to smooth that out and track a typical home over time. Redfin's January snapshot caught a slower winter month. So all three can be true at once.

What this means for you as a buyer. Do not panic at the $532,500 headline. That is a spring peak driven partly by which homes sold. The smoother indexes suggest the typical Westerville home is closer to the low $400,000s and rising only modestly. Still, competition is real. With under one month of supply and nine-day sales, you must move fast and come in strong. Get pre-approved before you tour.

What this means for you as a seller. Your timing is excellent. Homes are selling above list in days. If you have thought about selling, spring and early summer demand is on your side. You can list your home while inventory stays this thin. Just price it right. Buyers are competing, but they still check comparable sales.

What to watch next. First, watch the summer months. If median prices cool from the May high, that is likely a mix shift, not a crash. Second, watch inventory. If supply climbs past two months, the market starts to balance and bidding wars fade. Third, watch mortgage rates. They still decide how much buyers can pay.

The takeaway. Westerville is firmly a seller's market in 2026, with fast sales and above-list prices. But do not read too much into one headline number. Look at supply and days on market, not just the median. Those tell you the real temperature of the market.
