Dublin's Bridge Park Breaks Ground on 89 Condos Starting at $400K

Crawford Hoying broke ground on The Ellis, 89 condos in Dublin's Bridge Park. Prices start near $400,000, and a fifth of units sold before construction began.

Crawford Hoying has started construction on The Ellis, an 89-unit condominium building in Dublin's Bridge Park, with prices starting near $400,000. About 18 units were already under contract before groundbreaking, and the developer expects the first residents by late 2027.

What Crawford Hoying Is Building

The Ellis sits inside J Block, one of the last undeveloped pieces of Bridge Park, the mixed-use district Crawford Hoying has built up along the Scioto River in downtown Dublin over the past decade. The building will hold one-, two- and three-bedroom flats-style condos, a connected parking garage, a pool and deck, outdoor grills, and a fitness center [ch1]. Buyers can pick their own finishes, including flooring, cabinetry, countertops and tile, through the developer's design center [ch1].

Pre-Sales Before the First Wall Went Up

At a minimum, that is roughly $7.2 million in condos already claimed by buyers before construction began, since $400,000 is only the building's starting price. That kind of pre-sale pace ahead of groundbreaking points to real buyer demand rather than just marketing interest, since Ohio condo contracts typically require earnest money to lock in a unit before it is built.

Tom Goecke, principal broker at Address, the brokerage marketing the building, said the floor plans reflect what past Bridge Park buyers asked for: "We've intentionally designed The Ellis based on feedback from potential buyers, offering excellent floor plans" [aol1].

Cenovus Energy Anchors the Office Side of J Block

The Ellis is only the residential piece of J Block. The block also includes more than 100,000 square feet of Class A office space and about 7,000 square feet of restaurant and retail space. It also includes green space and walking trails [ch1]. Cenovus Energy, a Canadian oil and gas producer, is relocating part of its operations to Bridge Park. Cenovus Energy will anchor the office building on its third and fourth floors as part of a planned 2027 relocation [ch1].

How The Ellis Fits Into Bridge Park's Condo History

The Ellis is Crawford Hoying's sixth condominium project at Bridge Park [ch1][aol1], part of a district that has grown from a greenfield plan into a dense mix of housing, offices, restaurants, hotels and public space. It is also the latest addition to Dublin's broader Bridge Park pipeline; CREN previously covered Bridge North, a nearby Dublin housing project. Together, the two projects show Dublin's Bridge Street corridor is still one of the busiest for-sale housing pipelines in central Ohio, even as closings for this building are still years away.
