One Twenty Vine: 242 Apartments Approved for Arena District Lot
Nationwide Realty Investors won Columbus Downtown Commission approval for One Twenty Vine, a 242-unit apartment plan on an Arena District lot at 154 Vine Street.

Nationwide Realty Investors won Columbus Downtown Commission approval on September 22, 2026 for One Twenty Vine, a two-building, 242-unit apartment project on an Arena District parking lot at 154 Vine Street. The design clears review, but the project still needs building permits, and no construction date has been set.
How the Arena District lot would be built
The Columbus Downtown Commission, the city board that signs off on the design of downtown buildings, approved the project's design at its September 22, 2026 meeting, as reported by the Columbus Navigator and NBC4. Wood framing over a concrete podium is a common way to add height at lower cost than all-concrete construction, and the enclosed ground-floor parking keeps cars off the street wall.
Plans call for two seven-story buildings, each with five floors of wood framing over a two-story podium, rising to a parapet of just over 83 feet. The 242 apartments would sit above a ground floor holding a leasing office, a fitness center, a resident lounge, and 56 enclosed parking spaces, with 10 bicycle spaces and no retail. A third-floor skywalk would connect the buildings to the neighboring Kilbourne Garage, and a shared interior courtyard would add a pool deck and outdoor gathering space.
A surface parking lot slated for housing
The buildings would replace a gravel parking lot on the block bounded by Vine, Spruce, Armstrong, and Kilbourne streets, where nine parcels and portions of the surrounding right-of-way would be combined and the site readdressed from 154 Vine Street to 120 Vine Street. The site is a paid surface lot today, one of the gravel blocks that still interrupt the Arena District's street grid near Nationwide Arena.
A CREN check of the city's public building-permit records on October 1, 2026 found no new-structure permit on file for 154 or 120 Vine Street, matching a project that has cleared design review but not yet reached the construction stage.
Nationwide's second building on Vine Street
The same partnership built Two Twenty Vine, a 124-unit apartment building immediately west at 220 Vine Street, whose new-structure permit the city issued on December 5, 2023. The new project would roughly double that unit count on the adjacent block, extending Nationwide Realty Investors' build-out of the Vine Street corridor beside Nationwide Arena.
Nationwide Realty Investors is the development arm of Nationwide Insurance and has led the Arena District's build-out from rail yards and parking lots into offices, apartments, and entertainment.
What the records confirm and what they leave open
CREN matched the unit count and approval date against two independent news accounts and verified the site's permit status and the neighboring building's 2023 permit directly in the City of Columbus building-permit dataset, a public-domain feed released under a Creative Commons Zero waiver. The Downtown Commission's own minutes for the September 22, 2026 meeting had not been posted to the city's website as of this report, so the vote is sourced to those news accounts rather than a city document.
No construction timeline, apartment rents, or affordability set-aside has been announced, and the courtyard and amenity details come from the applicant's submitted plans as described in that coverage.
What to watch next
The next verifiable step is a building-permit application for 120 Vine Street, which would signal a construction start and appear in the same public dataset CREN checked for this report. Until then, the plan is a design on paper, cleared for how it looks but not yet permitted to be built.
